A project conceived for the future, in one of the most centric areas in Panama City offers you exclusivity, privacy, quietness and security, which are qualities that only an area like San Francisco can offer you. 

 

The first stage of San Francisco Bay’s project will be finished during the year 2008, which includes finishing towers 100 and 200, the second stage started with the construction on September, 2007 and will be finished between the years 2010 and 2011. These are estimated dates.

 

This project will be strategically located near several access roads as the South Corridor, Via Israel, Calle 50, and simultaneously, it will keep the quietness that all customer is looking for, when thinking in their own housing.

 

San Francisco Bay will be built in an estimated area of 21,000 m2, over the lands that belonged to the IRHE’s sport club, exactly located to a few minutes of Via Israel and besides IJA, with vicinity and view to the Bay.

 

The project will be composed of 6 towers which will offer 2 main views, one to the sea and the other to San Francisco, but also will have secondary views to Paitilla or Atlapa. 

 

The concept that offers you the project is guided to a Village that will be conformed of 6 buildings where the first ones will have 35 stories each one, with two accesses, one from Via Israel and the other by the street besides IJA school, controlled by two security huts.  In its interior you will find a gazebo at the entrance, a water fountain, an internal street covered with paving stones, with a combination of salmon and gray colors, green areas and different social areas that comprise both individual and common areas per buildings.

Actually, for this first stage we have both towers completely sold and we are pre-selling Tower 300 and selling Tower 400.

 

For Tower 300, we are offering the following models of apartments:

 

Model A.  From this model we will have 1 apartment per floor with a total area of 108 or 109.5 m2 distributed in: 2 rooms / 2 bathrooms / Study room / Living room - Dining room / Kitchen - Laundry. 

 

Model B. In the case of this second model, we will also have 1 apartment per floor that will offer you a total area of 106 or 107.5 m2 distributed in: 2 rooms / 2 bathrooms / Maid’s room and bathroom / Living room - Dining room / Kitchen - Laundry. 

 

Model C. From this third model you will find 2 apartments per floor with areas of 89 or 90.5 m2 distributed in: 2 rooms / 2 bathrooms / Living room - Dining room / Kitchen - Laundry.

 

The quality of these three models of apartments is that their main views are located at the end of the living room - dining room, and in the main window of the primary room you will find a large window that goes from floor to roof, and sliding windows to allow you to enjoy a wonderful and comforting view.

 

In Tower 300 we will offer complementary services such as: Central gas, water reserve tank, electric plant that covers the hallway and elevators, 2 elevators, deluxe Lobby, 1 parking lot assigned by apartment and a spectacular social area.

 

In the case of being interested in an additional parking lot or a deposit, the prices are:

 

  • Additional parking lot: $7,350
  • Deposits since: $2,350.00

 

This social area will be offering within its services: Pool, Jacuzzi, sauna, party room, gym equipped with basic machines, open and roofed terraces and bathrooms for men and women.

 

On the other hand, the social area Paseo del Pacifico that will be shared and located at the front side of the project with view to the sea will offer sport areas in order to complement the recreational services in the project such as: Tennis court, half basketball court, etc.

 

The maintenance cost is estimated in $120.00 monthly. 

San Francisco Bay - 400 will be a building of 49 stories, where 47 correspond to apartment floors and 2 to the social area that for reference would be floors 48 and 49 of the building.

 

The estimated termination date will be for the month of September, 2010.

 

For each floor, you will find 2 apartments, from floor 1 to 3 will be apartments of 137 m2 with view to the inner side of the project and from floor 4 to 47 there will be models of 242 m2 where you will find the following:

 

Model 3R/3B - 242 m2: It is composed of 3 rooms each with their proper bathroom and the main room has a walk-in closet, and the two other rooms have a finished lineal closet. You will find a family room between the rooms area. The apartment also has a maid’s room and bathroom, kitchen, laundry, living room, dining room, den, visitor’s bathroom and 2 balconies. The main balcony offers a view to the sea and the second one gives view to San Francisco. 

 

Model 2R/2B/Maid’s room and bathroom - 137 m2

 

Each apartment offers you 2 assigned parking lots, in the models of 242 m2 and 1 assigned parking lot in the models of 137 m2.

 

Within the additional services that the building offers you are: Central gas, water reserve tank, electric plant that covers the hallway and elevators, 2 main elevators and 1 service elevator, deluxe Lobby and a spectacular Social Area in floors 48 and 49.

 

The social area will offer you within its services: Sauna for men and women, wide party room with view to the sea, gym equipped with basic machines, open and roofed terraces and bathrooms for men and women. 

 

On the other hand, the social area Paseo del Mar that will be shared and located at the front side of the Panama bay will offer sport areas in order to complement the recreational services in the project such as a tennis court, a basketball court, pools for children, cabin and a wide area for walking.

 

The maintenance cost will be approximately to $1.00/m2 per month.

 

The additional parking lots will cost of $10,700.00 and extra deposits will cost like $3,750.00.
